The Great Reveal Of This New Home Was ... Revealing.

The great reveal of this new home was ... revealing.

When a final walk through is scheduled on new construction, to happen a week or so before closing, the idea is to show the house off!  And let the buyer see the features, and get a feel for the depth of craftsmanship and construction.

This was a custom home, and VERY expensive.  And the buyer wanted to be sure of what he was getting.  He hired a home inspector.

Sometimes what is revealed is surprising, however.

There is the usual stuff, like the two AC units which were leaning badly.

Level compressors are the idea.

Tilting units can cause other problems, and especially when they are set up to tilt by other no-think installations.

This particular unit has had the soil compromised by the condensate discharge tubing delivering its water onto the soil behind the pad.  And the pad has been sinking.  The pads were sinking on both units.

Like I said, on new construction there is the usual stuff!

But other times there is the surprise reveal.

Looking under that penetration beside the AC unit above, which frames the outside bump-out wall of the eating space in the kitchen, one gets a surprise.

Now that is a reveal!

The area was never covered!  The insulation was left exposed!

When insulation is left uncovered like this it is virtually ineffective.  It's as if there was no insulation present at all.  It is an utter waste of energy.

But also, when animals see this wondrous place to live - insulated, safe, and dry - they will take advantage!  Animals are very opportunistic!

I always make it a point to look under a bump out.  Often I find the area to be covered but not painted or caulked.  That is sloppy enough.  But to find it completely uncovered is less likely.

And certainly not expected on a very expensive, custom home.

My recommendation:  expensive or not, custom or not, a new home needs to have an inspection prior to closing.  You never know what will be found!  While the photos here are easy fixes, they are important ones.  And at this point one wonders if the fix will be professional or not.  One also wonders if the person doing the work, or overseeing the doing of the work, will be professional or not!  I, for one, do wonder about that!  I'd love to see the outcome.

Nice they are even providing homes for the little critters, that builder is so caring!

Ginny - I arrived early to do the outside and when my client got there he asked if I saw the master bedroom.  No, I had not been inside.  He took me there to show me the HVAC return in the ceiling right over the bed!  His comments were so sarcastic I actually laughed out loud.  He was not a happy camper!

Fred - I think PETA should be notified if they seal that off with an inconsiderate cover!

Ya gotta wonder how builders think they can get away with that kind of sloppiness. Or... did they actually overlook finishing that overhang?
