What I'm Seeing Now

"New Fridge With Ice Maker!"

"New fridge with ice maker!"

So said the "feature" list in this house I was asked to inspect recently.

People always ask me to review the feature list and to look around to make sure it is accurate.

In this house there was indeed a new refrigerator!

And the new refrigerator indeed had an ice maker!

But the ice maker was turned off.

Turning it on to see if it would begin to make ice, and checking it later, the ice-making mechanism was dry.

Skeptical (because if a fridge has an ice maker it typically does NOT have ice-making trays in the freezer) I pulled the fridge from the wall.

Looking all around, behind and beside, I could find no tubing leading from a valve in the wall, or through the floor from a valve in the basement, which led to the fridge.

In other words, while there may have been an ice maker in the fridge, it was not serviced with water!

So while the feature list was "true," it was not entirely accurate.

No water, no ice.

My recommendation:  the listing feature lists must be investigated not only to see if they are complete, but also accurate.  Who better to call than a home inspector?  And in Northern Virginia a home buyer should insist on calling Jay Markanich!  I will have a thorough look see!

We have one of those in our house! It's got the ice making capability but we never hooked it up. If we were selling the house, I wouldn't claim an ice maker.

You could claim it, Kat, just explain that it needs hooking up!

Good morning Jay. Once had an inspection for new construction of a very expensive home. Seems the plumber never ran water lines to the dual dishwashers because the builder was stiffing him on his payments! Pays to get a home inspection and pay the plumber!

We have seen this situation on more than one occasion and are keyed into deliberately looking for these issues when visiting a home with a buyer. Good post...AGAIN!

I started to think that technically they were correct in their statement of new Fridge with Ice maker.  Then I got to thinking about the water heater, washer/dryer, HVAC.  It's one thing to have them in the house, it's another to have them actually installed and operational.

Sounds like a tit for tat, Wayne.  Payback can be tough sometimes!

S&N - I always look, having learned, like you, that one must see things to evaluate them!

Barbara - I will bet they are still waiting.  In the past I have found ice from 7-11 in the icemaker bin, with the sellers trying to fool me to make me think the ice maker is working!  Every time I leave my card on the ice maker and write, "Shame on you..."  That happens about 3 times a year, no kidding.

Fred - when I see trays I say to my clients that there is an automatic ice maker.  Holding the tray in my hand and showing it to them I say that if you put water in this, and this in the freezer, it will automatically make ice.  It usually gets a good chuckle...

Don - it does require a lot of HANDling!  And see comment to Fred!

They were right and wrong Stephen.  With that philosophy I can see a lot of slip between cup and lip.  Talk about skirting around the truth!
