What I'm Seeing Now

What Fun It Was To See A Wonderfully Polite Roof Leak!

OK, the house was a mess, but what fun it was to see a wonderfully polite roof leak!

The house is a flip and I knew pulling up the report would be epic.

It was raining horses and cows.

There was a roof repair consisting of lumpy, wrinkled roll roofing, literally taped around a plumbing penetration vent.

There were unsealed gaps.

I could clutter the post up with numerous roof photos.

But that would upstage the star of the show -

THE WONDERFULLY POLITE ROOF LEAK!

There were lots of leaks.  But we are talking about the "wonderfully polite" one!

In the attic space I could see brown water dripping onto and down the bathroom fan vent tubing.

From there I could see it making its way to the bath vent.

Inside the bathroom it was obvious that water was furiously dripping from the vent.  See how brown the drip is coming off the vent?

Where is it dripping?

YES, RIGHT INTO THE TOILET!

The brown drips have turned the water brown in the toilet!

If you are going to have a roof leak, THIS IS HOW YOU DO IT!

Wake up Flippers!  THIS IS HOW YOU DO IT!

I proclaim this technique to be a Best Practice!

My recommendation:  so often things I find in Flipper houses are disasters.  And while this house was indeed that in so many ways, somehow, SOMEHOW, this Flipper created a very obedient and wonderfully polite roof leak.  Cudos!  I bow, in obeisance, respect and honor!  Oh, the bath vent didn't work ... surprisingly!

Incredible.  Do flippers buy these homes unseen???  Do they expect a buyer to buy sight unseen??

Oh well.  Good for the home inspection business I guess.

WOW....not a 50 cent fix....but interesting leak !

Lenn - I could have put up many photos, but they would have taken away from the fun of this leak.  And I have not yet gotten into the head of "the flipper" to understand their thinking, really.

No and yes (!) S&D!

I think they designed the water to fall just in the toilet. It was carefully calculated.

It was beautifully done John.  You have to admit it when things are impressive.

I just went through a flipper house and after I got done talking to them I realized they had no idea what they purchased.  Even my untrained eye could see the mess the wiring was and after a coupkeep of conversations with the about other issues the only word that came to mind was RUN.

Morning Jay the cost o the repair is something I'm sure they didn't count on.

That polite leak would have been great news if it was the only problem!

Posted by Brian Schulman, Lancaster County PA RealEstate Expert 717-951-5552 (Coldwell Banker Residential Brokerage, Lancaster PA) over 6 years ago

And, Cindy, you DENIED me the opportunity to have some fun with you.  I'm hurt.

This house would have cost more to repair than to buy James.

'Twould Brian!  But 'twasn't!

Jay, this once again demonstrates that being polite will alwaus go a long way!

Jay, this was a good one! It couldn't have worked out any better. With all the rain we've had, it shouldn't be hard to find a leak.

I would call that the perfect leak. Yes it needs attention, but perfect

Haha, well, if you've got to take a leak somewhere, that's where it belongs!

Good morning Jay,

It would be even more polite if it learned to flush.

Make yourself a great day.

Wonderful for not staining the floor. That's a case of showing just how stupid a flipper can be.

HI Jay,

Too Funny, good thing there was a "bright" spot in your inspection, otherwise the entire report becomes such a downer...

Well you don't see leaks like that very often. You didn't even need a pot to catch the water in, or did you???

Posted by Bruce Swedal, Denver Real Estate over 6 years ago

Jay, that's a very rare "polite" leak. Sounds like the whole house was in the toilet!

Posted by Tom White, Franklin Homes Realty LLC, Franklin TN (Franklin Homes Realty LLC (615) 495-0752 or www.FranklinHomesRealty.com) over 6 years ago

That is a one in a million leak! Usually that water travels for miles and sneaks out nowhere near the leak!

Hey Jay,

Excellent post, thanks for putting this together.

Have a Big day,

The roof was taped to the penetration? And they really thought it would hold or is it one of those 'hold until some idiot buys it' and I am away with the money!

Posted by Than Maynard, Broker - Licensed to List & Sell - 405-990-8862 (Coldwell Banker Heart of Oklahoma) over 6 years ago

Silvia - it did as regards this one instance!  A long way.

There were a multiplicity of leaks Mike, but seeing this one was very rare indeed.

Better than having to empty the bucket when full Chuck.  And giving the leaking I saw they would have to empty the bucket a lot!

So to speak Kat...  well, there's always the yard.

Like the cat, Raymond?

Very well behaved Richie!  Must have come from the parents.

I don't think this was planned by the flipper Ed.  But well done, nonetheless!

Jill - wasn't too hard to catch!  I would have found it even if I had never ventured into the attic!

It was a downer for everyone Peter.  The buyer walked.  It was amazing.

The pot was already there Bruce!  It's the toilet!

Posted by Jay Markanich, Home Inspector - servicing all Northern Virginia (Jay Markanich Real Estate Inspections, LLC) over 6 years ago

It really was Tom.  I was surprised you never called Billy Jays about his product offering yesterday.

Robert - one in a million pretty much describes it!

Randy - it was easy.  There were many photos to choose from!

Kind of Alan.  The whole post is in the crapper really, or at least concerning it!

Amy - not everyone has such an obedient leak.  The house has been vacant a long time so this avoided a lot of damage!

Posted by Jay Markanich, Home Inspector - servicing all Northern Virginia (Jay Markanich Real Estate Inspections, LLC) over 6 years ago

It was not only taped, Than, he had painted everything the exact color of the roll roofing so nobody would see it!  Well, I have been around the block before.

Jay, now who says it is not critical to leave the lid up?  Rest my case.  Rest my butt?

Posted by Charles Buell, Seattle Home Inspector (Charles Buell Inspections Inc.) over 6 years ago

You mean after each rain Michael?

I think this should start a new paradigm.  What do you say Charlie?  And go ahead, take a rest.

Posted by Jay Markanich, Home Inspector - servicing all Northern Virginia (Jay Markanich Real Estate Inspections, LLC) over 6 years ago

If it was that polite it would've followed 'best practices' and left the seat down (which would also decrease the splatters able to reach the walls!).

You'd think those flippers would put the auto close feature on the toilets John!
