Jay's College Of Home Appraisal!

At Jay's College of Home Appraisal we want to make absolutely sure our students understand what a home appraisal is.  Our Mission Statement:  When you graduate, we want you to understand what a home inspection is, what a home appraisal is and how to tell the difference!

This conversation actually happened not long ago.

This is someone who should have enrolled at Jay's College of Home Appraisal BEFORE calling to schedule a home inspection!  (I cleaned it up a bit...)

(Ring, ring.  My ring tone is Let It Be, by the Beatles.)  "Jay Markanich"

"Hi Jay.  My Realtor tells me that you are the only person I should call to appraise my house.  I need to schedule it early next week."

"No problem, I'll be happy to.  But you should know that I am a home inspector, not an appraiser.  Is that what you're looking for?"

"Your website is very informative and yes, I want my house appraised."

"An appraisal determines the value of..."

(I was cut off.  The voice is angry now.)  "I know very well what an appraisal does!  That's why I called!  I understand that you have been doing this for a long time?!  Do you want to perform a home appraisal for me or not!?"

(Obtusely persistent, I proceed to try to explain what an appraisal is and what a home inspection is.)  "Sir.  The bank doesn't have any involvement with me, you do.  I am a private, professional home inspector.  My job is to evaluate the house and its components for..."

(Cut off again.  He is very angry now and shouting.  It's gotten fun!)  "HOLY MOSES!  FOR SOMEONE WHO CLAAAIIIMS TO DO THIS FOR SO LONG, YOU DON'T SEEM TO KNOW MUCH!  I HAVE ALREADY PAID THE BANK FOR THEIR INSPECTION, AND A TERMITE COMPANY FOR THEIR INSPECTION!  ALL I WANT IS AN APPRAISAL!!  AND NOOOOWWW THE LAST PERSON I WANT TO DO ONE IS SOMEBODY AS STUPID AS YOU!!"

That was followed by a nuclear click!

I have no idea who referred him to me.  For all I know he has told that Realtor what a dope I am, and my name is being passed around the office as someone not to deal with!  If the Realtor who referred him knows me, he/she will call and I will set it straight.  But so far, nobody has called!

My recommendation:  Before your client calls a home inspector, you should explain the difference between a home INSPECTION and APPRAISAL.  Or simply suggest they enroll in Jay's College of Home Appraisal - our mission statement says it all!

And as to the phone call:  1.  I really, really cleaned it up!  and   2.  Sheesh!

Wow!  What a shame that person was so fired up being angry that they failed to simply LISTEN to what you were saying.  Imagine going through life that way???

I get that a lot too Michael.  I also get the appraisal phone calls, but to date everyone has politely listened to the difference between that and an inspection!

Kathryn - I was going to have some fun with it and ask how many times he had been married, but he didn't let me get that far!

I am so grateful he is not my client.  ;-)  It is all I can do to repeatedly explain why a VA or FHA appraisal does NOT take the place of a home inspection.

Apparently this is how this guy gets through life Charlie.  I think I'm glad not to be doing an inspection for him!

Susan - I had a young lady once who was told by her REALTOR! that she didn't need a home inspection because the VA would be supplying one!  Her house had so many problems, but I explained a lot to her and when we were done I got a kiss on the cheek!

Jay, seems like he really knew what he wanted. He had already gotten the inspection from the bank, so why not get the home appraisal from the home inspector. At the end of your summary, you would have just needed to word it that this is your true appraisal of the homes condition. $400 please

Jay - Makes you wonder just how this guy deals with everyday situations. He obviously thinks he has all the answers; I don't understand why he even needs an "appraisal."

Tish - I am still wondering who the agent is!  When that happens it is a bit shocking, but afterward you realize just how much fun it was!

You're right about that Jim.  I wouldn't want this guy.  Can you imagine the follow-up phone calls?

Dale - word has it he is on his way, something about a peak, or an apex or something like that...  Oh, Wake County.  Yeah, that's it.

It would be worth just about as much as some of the appraisals I hear about here Reuben!  "OK, um, I think it's worth about, um, $250K.  How's that sound?"  All of this over the phone of course, without seeing the house!

Exactly!  Or better yet, just inspect the home and tell him it's an appraisal.  Sounds like he won't know the difference.

Might could Reubs, but that could be a Pandora's box when he gets back the report and starts questioning where the value of the house is!  The Realtor would surely know that this would be no appraisal!

You could extend this course and include an assessment and see how that takes hold. I'd like to know the number of home owner graduates you would have that knew and understood the difference between inspection, appraisal and assessment.
