What I'm Seeing Now

Duct, Duct, Loose

When is heating and air conditioning an afterthought?

When it is installed by someone who is NOT a professional.  And without permits!  Flipper!

There was so much wrong with this HVAC register it was funny!

First, they totally forgot it until the end of the process.  By then they had installed so much other stuff to block access to this room, that they had one small opening available for a duct - right along the exterior wall!

The space was so small, the only thing they could use was a dryer vent tube.  And they chose the white plastic one!  It was poorly attached to the floor register cone.  At first I thought it was a dryer vent, which would have been bad enough.  But later, with a better grasp of the geography of the house, I figured out that it serviced the register you see here!

This room is 11x15'.  This duct, and register, is way too small.

It is beside the door!  Look carefully and you can see light coming from under the door.  There was no weather stripping on any of the four edges of the door opening. If that register cover is screwed down, it actually sticks out from under the door, on the outside!  No wonder there was no weather stripping under there!

They cut a hole in the wall (I think this room used to be the dining room) so this would be a "bedroom" with a private entrance...  from the front porch.

On that front porch, there used to be the tongue-and-groove porch flooring you are used to seeing.  Over that they laid 1/4" luan plywood and glued ceramic tiles onto that!  You can kind of see them through the door.  They are the slippery ones too!

This whole house is too cute for words.  And that is just ONE thing in ONE room!  It was a looong report.

My recommendation:  Call a home inspector!  DON'T call Flipper!

Awww shucks Jay....you just have no appreciation for creative decorating..covering tastefully crafted tongue an groove flooring with slick ceramic and topping it off with a brand new vent cover...how  could it get better ?

Wewll, a nice warm door to come home to. Pretty crazy how the unqualified approach construction.

Jay - That home is a perfect example of why many "flippers" went broke in the housing bust. They watched too many episodes of "Flip That House," and believed you really could transform a home in an hour and make $100 K.  It's sad because some unsuspecting buyers will be lured into the flipper's snare. Always--Always--Always hire a home inspector.

Barb - my daughter came in before school and asked what I was doing.  I told her I was writing a blog.  "Not again! she said.  When she saw the title she said, "I know how to play that...  oh, I thought it said something else..."

S&D - when the people lose their vision the whole land suffers.  You say I have lost mine?

Pat - that house had fodder for 100 blog posts!

Glenn - I don't think that with that register and door the HVAC system would do much for that room's environment!

John - I had another post on Flippers too.  They are the bane of the real estate industry.  Very dangerous folks.  Fortunately, my client, who had great and good feelings for this house BEFORE the inspection, ran away like the Monty Python troop running from the attacking Killer Rabbit.

Jay,

I had one today that I thought was loose. Ended up that it was full of gallons of water..so odd.

Were they ducts under the slab Steve?  I see buried ducts full of water all the time.  It is a dangerous installation in my opinion - so much can go wrong.  If not underground, what was the source of the water?

You have never seen a combination door and porch warmer? It's the latest and greatest must have home accessory from Flipper Follies Construction.

You just can't put a value on the entertainment these kind of folks give us day in and day out.

Jim - My mother used to say, "We aren't heating the outside!  Close the door!"

Well, these people ARE heating the outside!

My father used to say the same thing to us. Now I find myself saying it to my kids. The circle of admonition.
